1. Purpose of this negotiation document
This continuation document explains how to move from the inspection findings into negotiations. It is written for the buyer so that expectations are clear, emotions stay low, and everything remains professional.
It also outlines how Selvage Home Services recommends handling:
- seller concessions
- price reduction vs. repair completion
- communication strictly through licensed agents
- obtaining independent contractor estimates
2. Position on splitting repair costs
The seller has expressed willingness to discuss repairs and possibly βsplitβ costs. That is common language in negotiation, but it is important to state the buyerβs position clearly:
Many of the issues found relate to safety and deferred maintenance, not optional upgrades. These conditions existed prior to contract and were discovered only because of inspection.

- roof at the end of life
- water damage to subfloor
- corroded plumbing drains
The seller may choose between:
- repairing those items prior to closing, or
- offering financial concessions reflecting the condition of the home
3. Requesting price concessions vs. repairs
Selvage Home Services recommends prioritizing concessions rather than agreeing to βhalfβ of anything.
- The buyer has no ownership yet.
- Repair costs are not fully known until estimates are obtained.
- Concessions allow buyer to select and supervise their own contractors after closing.
A concession can come in two main forms:
- purchase price reduction, or
- closing cost credit
This keeps control in the buyerβs hands and ensures safety work is completed correctly.
4. Role of real estate agents in negotiations
Real estate negotiations are structured intentionally:
- buyer communicates with buyerβs agent
- seller communicates with listing agent
- agents communicate with each other
This protects both parties, keeps emotion out, and ensures legal compliance. Buyer and seller should not negotiate directly; that is by design.
5. Contractor estimate coordination plan
Professional written estimates will be obtained from licensed local contractors. Selvage Home Services recommends:
- electrician
- roofer
- plumber
- HVAC technician
- general contractor for subfloor/shower/deck
Estimates will be:
- in writing
- on letterhead
- including license/insurance info
6. Standard communication templates included

These may be copied and used exactly or edited by your agent as needed.
7. Summary recommendation to the buyer
Based on condition and inspection findings, Selvage Home Services recommends:
- do not agree to split repair costs prior to ownership
- obtain licensed estimates first
- negotiate concessions, not participation in repairs
- walk away if concessions do not realistically reflect condition
